Terms and Conditions

    General

  1. We have taken care to provide accurate information, however changes can occur. All descriptions written or oral, are given in good faith; we cannot be held liable for them.
  2. Your Booking must be for holiday purposes only. The property must not be used for business purposes or for gatherings, such as weddings or parties (except by prior written permission).
  3. The cottage will be ready for you any time after 3:00 pm at the start of the holiday; if an approximate time of arrival can be given, this would be helpful. The cottage must be vacated by 10:00 am on the day of departure, unless otherwise agreed. Start days are Fridays unless specified otherwise.
  4. Excluding 1 baby in a cot, the number of people sleeping in the property and its grounds must never exceed 4 adults.
  5. Only one well behaved dog is allowed (except by prior written permission).
  6. Contracts and Warranties

  7. Once we have accepted your booking and payment, a contract has been entered into, which includes these conditions, and such contract is governed by English law. Payment of all required amounts when they are due is the essence of the contract.
  8. When you make a booking, you warrant that you are over 21 years old, and accept full responsibility for all persons who will use the property during the period booked.
  9. Bookings

  10. Provisional bookings can be made by telephone or e-mail but are not legally binding until the deposit is paid, together with a completed booking form, and you receive a letter of acceptance.
  11. If your holiday starts less than 6 weeks from the date you make your booking, you are required to pay the total price immediately, plus the refundable security deposit.
  12. If your holiday starts more than 6 weeks from the date you make your booking, you are required to pay a deposit of one third of the cost of your holiday (or £100 whichever is greater). By 6 weeks before the commencement of your holiday, you are required to pay the balance of your booking plus the refundable security deposit.
  13. All payments must be in sterling. We only accept cheques.
  14. Loss or Damage

  15. When you book, you agree to indemnify us against all loss or damage arising (including unreasonably large amounts of cleaning) directly or indirectly to the property and its contents from any deliberate or negligent act or omission by yourself, or any person or animal accompanying you, and without limitation of the foregoing to pay us forthwith upon written demand our costs in making good any such loss, damage or cleaning.
  16. In respect to the paragraph above, we ask for a £200 refundable security deposit. This will be returned after the holiday if there is no loss, damage or excessive cleaning required. If there is loss, damage or excessive cleaning required, then this will be deducted and the balance will be then be refunded.
  17. We shall not be responsible for any loss, or damage to any belongings, or injuries sustained by you or any member of your party.
  18. Cancellation

  19. Once a booking has been made the whole fee will remain payable and there is no entitlement to a refund on cancellation. If at 6 weeks prior to the first day of the letting the balance of the rent is not received the owner will assume cancellation. The hirer is still liable for the balance of the rent.
  20. If, however, circumstances change and you need to cancel the holiday, the owner will endeavour to arrange a satisfactory alternate letting. Notice of cancellation must be advised by telephone and confirmed in writing. A refund will be made if such a letting can be arranged except that to cover the cost of arranging a reletting there will be no refund of the deposit paid. The owners reserve the right to relet at a discounted rate. Visitors wishing to insure against any loss arrising from cancellation of a booking should make their own insurance arrangements.
  21. Access

  22. Anyone with our permission may have access to the property and the grounds during your stay. This is unlikely to happen, but if it does, we will give as much warning as possible. There will be no need for you to stay, since we can accompany the visitor.
  23. Owner's Responsibility

  24. The Owner undertakes to maintain the property and its contents in a good, safe and clean condition. The property will be thoroughly cleaned and checked before every letting. An inventory is available upon request. The specified number of beds will be made up before you arrive and changed weekly. Keys to both front and back doors will be supplied to the Hirer. If there is a problem please contact the owner who will contact the housekeeper if necessary.
  25. Hirer's Responsibility

  26. The Hirer will be responsible for the property and its contents and is expected to take all reasonable care of it. The Owner will expect the property, including equipment and utensils, to be left in a clean and tidy condition at the end of the holiday period. Any damage or breakages will be the liability of the hirer and should be reported to the Owner as soon as possible. Minor damages or breakages will not normally be charged for. If the behaviour of the Hirer is deemed unacceptable, the Owner reserves the right to ask the Hirer to leave without any refund of monies.
  27. Towels must not be taken out of the house - please provide your own beach towels.
  28. If requested the cot, stairgate and highchair will be erected for your arrival. However it is your responsibility to check safety before use.
  29. Smoking Policy

  30. Smoking is not permitted within the building. Smoking is only permitted on the terrace or in the courtyard. A charge will be levied for additional cleaning.

We reserve the right to terminate a booking at any time if these conditions are not met in full.
